MG3 Developer Group wants to build a mixed-use building near Aventura with office condos and retail space.

Dixie Office LLC, an affiliate of Hollywood-based MG3, filed a pre-application notice with Miami-Dade County officials on Dec. 16. A pre-application is filed so a developer can discuss plans with county departments before submitting an official zoning application.

Aventura Centre would total 309,415 square feet in six stories at 18801 West Dixie Highway. Designed by Modis Architects, the building would have 96,969 square feet of office condos, 9,345 square feet of retail plus sidewalk seating, and 272 structured parking spaces. The square footage listed counts usable space, not common features.

MG3 Principal Hernan Leonoff said 65 percent of the office condos are reserved and all of the prospective buyers would be end users. The office condos will cater to local families that want to locate their businesses near their homes, he said. Leonoff hopes to break ground in October 2017.

BM2 Realty is managing the office condo sales. Leonoff said the building would include a lounge deck on the third floor.

The 1.13-acre site, a block west of the Town Center Aventura shopping center, was acquired for $4.85 million in September 2016. The property currently has a 9,345-square-foot building from 1956 that was previously a church.

It’s in the Ojus Urban Center, an area just west of Aventura where the county has recently increased density. The Aventura submarket has one of the highest office occupancy rates in South Florida.
