Renderings Revealed For Paseo Del Rio At 1401 NW 7th Street In Miami

Renderings have been revealed for Paseo Del Rio, a 7-story mixed-income residential building at 1401 Northwest 7th Street in the East Little Havana neighborhood of Miami. Developed by Paseo Del Rio, LLC, and affiliate company of the Related Group, and designed by Modis Architects, the 75-foot-tall building will yield 182 units that will provide housing to low and extremely low income households.

Paseo Del Rio, which in english translates to Passage of the River; or River Walk, will yield a total floor area of 329,103 square feet of space, set to rise on a site currently occupied by a parking lot on property owned by Miami-Dade County. The naming of the project could potentially be derived from the proximity to the Miami River, which is just a short distance walking. The structure itself will join several other towers that together make up a cluster of apartment buildings along the river serving various income levels. Other notable attractions near by include the home of the Florida Marlins, loanDepot Park, an abundance of latino-based restaurants, and Sewell Park to the west and also along the river.

The 182 residential units will come configured in studio, 1-bedroom and 2-bedroom layouts, ranging from as small as 445 square feet for a studio, to the largest floor plan which is 948 square feet for a 2-bed. Approximately 58% of the units will come in 1-bedroom layouts spanning 554 square feet. At the ground floor level, residents will have access to sorts of amenities such as a fitness center, a business center, a dedicated package and mail room, as well as a multipurpose room for various uses. Adjacent to the residential structure will be an attached 6-story garage to accommodate 335 vehicles; those with bicycles will have access to 17 bike racks. And then there a courtyard centered right in the middle of the site that appears to unit both structures, beautifully landscaped by Kimley Horn. A retail component will be built at the ground floor at a later date.

From an architectural standpoint, Modis Architects has chosen to go with a general modern contemporary style, utilizing several colors of stucco finishes, such as pure white, swanky gray, perle noir and autumnal. As expected, the sliding glass windows are impact resistant and framed in black aluminum. Some of the units featuring balconies are enclosed with aluminum railings. The parking structure is screened with a mesh material that will be dedicated to public displays of art.

According to the master permit filing, the total cost of construction is $49,440,000, which will be managed by Fortune Urban Construction LLC.

Upon approval, groundbreaking should commence soon as affordable housing in this case has a tight construction timeline.
