Developer proposes 8-story apartment complex in Sweetwater

A property in Sweetwater, located between the Dolphin Mall and the Miami International Mall, could be developed into apartments.

The City Council will consider plans for the vacant 1.43-acre site at 1900 N.W. 107th Ave. on July 12. The three parcels are owned by MMDD Holdings 107th Avenue LLC and Bella Terra Village LLC, both managed by Antonio A. Gonzalez in Miami.

The site plan for the eight-story International Palms calls for 90 apartments and 5,000 square feet of retail. The project would include a lounge, a fitness room and about 146 parking spaces.

It was designed by Miami-based Modis Architects.

Attorney Alejandro J. Arias, of Holland & Knight in Miami, said the site was previously approved for a 120-room hotel, but the Covid-19 pandemic made those plans unfeasible. This area was annexed by the city of Sweetwater a few years ago, and the city wants more density in the area, so the apartment complex would meet those demands. The developer will be ready to move forward once approval is secured, he added.

While the city of Sweetwater has two busy malls and is near Florida International University’s main campus, it has a population of about 21,500, so more apartments will help the city grow.
