Apartments on Miami-Dade County land could be redeveloped

A public housing complex owned by Miami-Dade County in the Naranja area could be redeveloped and expanded.

Arthur Mays & Naranja Master Tenant LLC, managed by Lewis V. Swezy of Miami Lakes-based Centennial Management Corp., filed a pre-application for the 10-acre site at 13924 S.W. 260th St. The county previously approved a land lease with the developer for the site.

It currently has 116 public housing units constructed in 1971. The developer would replace them with 276 apartments in eight buildings of three stories each. The new project would have 116 units dedicated to the county’s affordable housing program.

Designed by Miami-based Modis Architects, the new project will include a clubhouse and 173 parking spaces. Units will range from 707 to 1,438 square feet.

There would be 48 one-bedroom units, 112 two-bedroom units, 78 three-bedroom units, 24 four-bedroom units, and 12 five-bedroom units.

This has been part of Miami-Dade County’s strategy to use the federal Rental Assistance Demonstration program to convert old public housing communities to a mix of affordable and market-rate housing, while increasing the density. The county aims create 20,000 to 30,000 new affordable and workforce housing units through this program over the next five to seven years.

Attorney Graham Penn, who represents the developer in the application, couldn’t be reached for comment.

Developers file pre-applications to receive feedback from county staff before submitting official applications.
