Developer led by former Red Sox star proposes apartments in Wynwood

By Brian Bandell for the South Florida Business Journal

Omni New York, a development firm led by former MLB All-Star Maurice “Mo” Vaughn, filed plans for an apartment complex in the Wynwood neighborhood of Miami.

The city’s Urban Development Review Board will consider plans for Omni 21 at 100 N.E. 21st St. on March 15. The 0.6-acre site was purchased for 4.5 million in 2020 by Wynwood 21 Apartments, an affiliate of Omni New York.

The property currently has a 9,856-square-foot automotive building, which would be demolished to build the apartments.

Totaling 166,960 square feet in 11 stories, Omni 21 would feature 97 apartments, 5,865 square feet of retail and 130 parking spaces, including 25 spaces for electric vehicle charging. There would be an open-air amenity deck with barbecues and a dog walk on the fourth floor and a rooftop amenity deck featuring a pool, a fitness center and a clubroom.

The apartments would range from 481 to 1,164 square feet. There would be 15 studio apartments, 40 one-bedroom units, and 42 two-bedroom units.

Miami-based Modis Architects designed Omni 21.

“Project design draws from the adjacent neighborhood fabrics, elegant architectural lines similar to our Edgewater and Midtown context, while infusing edgy materials and artwork from the bordering Wynwood district,” said Ivo Fernandez Jr., a principal at Modis Architects. “The design features large windows extensive, balconies and multiple roof top amenity decks providing 360 degree views of the City and Biscayne Bay.”

Omni New York was is led by managing directors Vaughn, Eugene Schneur and Robert Bennett. An American League MVP and three-time All-Star, Vaughn played for the Boston Red Sox, Anaheim Angels and New York Mets. He’s in the Red Sox Hall of Fame.
