Hialeah to consider 4 big development projects this week

Four big development proposals, three of them multifamily, are up for consideration this week in Hialeah.

The City Council will consider the applications on the evening of April 11. This comes among a surge of redevelopment in the city, with many industrial buildings being replaced with multifamily.

According to Zumper, Hialeah had the highest annual increase in rent for a one-bedroom apartment in South Florida as of March. It had a 26% increase, which was partially because so many new apartments were opened in the city. Yet, the average rent in Hialeah of $1,910 was still well below other cities like Miami and Doral.

Mixed-use project

Westland Commerce PK LLC, owned by Carlos A. Rodriguez, Raul Bolufe, and Louis Rubal Cabal in Miami Lakes, wants to redevelop a warehouse into a mixed-use project.

The 2.49-acre site at 3875 West 16th Ave. has a 108,552-square-foot warehouse that was built in 1981. The property owner wants to extend the city’s Neighborhood Business District a block northward to cover this site. It also wants permission to make some of the apartments smaller than the area’s 850-square-foot minimum requirement.

The full project would rise six stories with 174 apartments, 18,845 square feet of commercial space and 537 parking spaces. Miami-based attorney Javier L. Vazquez noted that is more parking than the city required.

This project aligns with Hialeah’s vision for the 16th Avenue corridor in removing automotive businesses that are no longer suitable for the area and building multifamily, he said.

The site plan by Modis Architects shows apartments ranging from 620 to 1,463 square feet. There would be 67 one-bedroom units, 100 two-bedroom units, and seven three-bedroom townhouses. Amenities would include a pool and fitness center.

Vazquez said his client Westland Commerce PK is prepared to be the developer.
