MG Developer and Baron Property Group have a development site in Hialeah under contract, adding a third phase to their $600 million project there.
Now called Metro Center, the combination of Metro Parc, Metro Parc North and Metro Parc South will now total nearly 2.3 million square feet with apartments and retail. The project is located near the Tri-Rail/Metrorail Transfer Station.
Coral Gables-based MG Developer, in partnership with New York-based BPG, said it has the 2.78-acre site at 965 to 997 East 24th St., plus 934 and 954 East 25th St., under contract. The property is currently owned by Saber South Hialeah LLC, Saber South Hialeah II and Elizabeth Delgado. The site has five homes and a 24,904-square-foot retail building.
The property owners recently secured approval for a 10-story project with 347 apartments and ground-floor retail space. MG Developer and BPG now dub this project Metro Station South. They aim to break ground on it in mid-2024 and complete it in 2017.
“These combined developments redefine urban living in the city and provide high-quality housing, seamless transit access, and a vibrant community experience that aligns with Hialeah’s transformation into a forward-thinking Miami that is inspired by its history, culture, and the arts,” stated MG Developer CEO Alirio Torrealba. “We are committed to the city of Hialeah and its beautification.”
The 559-unit Metro Parc broke ground at 955 East 25th St. in 2022.The 620-unit Metro Parc North at 983 E. 26th St. is expected to break ground next and be completed in 2026. Miami-based Modis Architects designed all three buildings.
Just north of the three Metro Center projects, MG Developer and FC&F won approval for the 55-unit Metro Station apartments.
This is part of a huge development push around the mass transit sites in Hialeah, as more people seek less expensive housing near transit stations that allow them to avoid traffic.
