Related Group reveals development plan for Miami-Dade County-owned site

The Related Group has revealed plans to redevelop an affordable housing site owned by Miami-Dade County.

In April, the County Commission approved a 99-year ground lease and development agreement with Related Urban Development Group, the affordable housing arm of Miami-based Related Group, for the 3.64-acre site at 950 to 860 N.W. 95th St., in the West Little River neighborhood. It’s located just east of North Shore Medical Center and has 191 public housing units built in 1972 and 1975.

At the time the lease was approved, the Related Group said the project would have at least 272 residential units but didn’t provide specifics.

The developer filed a pre-application with county officials with more detailed plans. Related Group would demolish Palm Court, which has 88 units in six stories, and replace it with the Gallery at Palm Court, an 11-story building with 185 affordable apartments for the elderly. Units would range from 602 to 823 square feet.

Rents would be set for people making from 20% to 80% of area median income. The median household income in Miami-Dade County is $74,700.

In addition, Related Group would renovate the 11-story, 103-unit Palm Tower.

Amenities in the project would include a multipurpose room, a fitness room and a dog park. There would be 220 parking spaces.

Officials with Related Group couldn’t be reached for comment. Miami-based Modis Architects designed the project.

The deal will require approval of the U.S. Department of Housing and Urban Development.

In recent years, county officials have moved to redevelop many of the older public housing sites to increase density by combining newly constructed public housing with workforce housing and market-rate housing. Related Group has successfully executed several of these deals.
