Codina reveals final phase of Downtown Doral, to demolish offices

Codina Partners revealed plans for retail, a parking garage and pickleball courts for the final phase of its Downtown Doral project.
The developer would also remove much of the office space from the site.
Covering 250 acres, Downtown Doral has transformed the city with new restaurants and retailers, high-end apartments and condos, charter schools and a cultural arts center. Coral Gables-based Codina Partners started the project in 2005, and it’s preparing for the finishing touches.
The developer said the final phase along Southwest 87th Avenue and Northwest 53rd Terrace would consist of about 25,000 square feet of retail with 13 units for tenants attached to a 929-space parking garage. There would be pickleball courts on the roof of the retail space. The courts would likely be open for the public to play on, for a fee, according to the developer.
“Years ago, we embarked on a journey to create a thoughtfully developed, well-rounded urban community in Doral,” stated Ana-Marie Codina Barlick, CEO of Codina Partners. “In unveiling our vision to complete Downtown Doral, we reflect on the success of the different components of the community and are fueled to further enrich the lives of our residents and visitors with additions to our unique array of restaurants, shops and interactive art installations.”
Codina Partners expects to break ground on the retail project in mid-2024 and complete it in the second or third quarter of 2025.
In addition, the developer plans to remove from Downtown Doral four office buildings, which total 371,604 square feet. Formerly known as the Koger Center, this office space at 8350, 8240 and 8200 N.W. 52nd Terrace, plus 8300 N.W. 53rd St., was mostly built in the 1980s. While there’s been strong demand for Class A office in Miami and Miami Beach, it’s been tougher to fill older Class B offices out west.
Codina Partners said demolishing the offices would free up 25 acres for development, potentially for a gated single-family community and multifamily.
Downtown Doral has more than 10,000 residential units, over 40 restaurants and retails, two charter schools, a government center and health care center by the University of Miami.
