Saber Real Estate plans 10-story project in Hialeah

Saber Real Estate wants to build a 10-story apartment complex a block west of the Tri-Rail/Metrorail Transfer Station in Hialeah.
The City Council will consider a land use amendment and several variances for the project on May 9. It concerns the 2.78-acre site at 965 to 997 East 24th St., plus 934 and 954 East 25th St.
The property currently has five homes and a 24,904-square-foot retail building.
Saber South Hialeah LLC and Saber South Hialeah II owns most of the property, while Elizabeth Delgado owns two of the homes. The developer was listed as Saber South Hialeah LLC, led by Michael Klinger of Hallandale Beach-based Saber Real Estate.
The developer wants to change the land use to transit-oriented development (TOD) and obtain a variance to build 10 stories instead of eight. The project would have 347 apartments and ground-floor retail space.
Attorney Carlos L. Diaz, who represents the developer in the application, couldn’t be reached for comment. It was designed by Miami-based Modis Architects.
“The proposed uses will help activate the area with ground-floor, pedestrian-friendly uses and help create a more vibrant neighborhood where residents can live, work and play within close proximity to the Metrorail and Tri-Rail Transfer Station,” the developer stated in the application.
There has been a wave of development around the mass transit stations in Hialeah in recent years, and those efforts have been picking up steam. Apartments in Hialeah are less expensive than the urban core of Miami-Dade County and mass transit stations allow residents to reach major employment centers without enduring heavy traffic.
