Flex warehouse/office proposed in West Little River area

A small bay warehouse/office project has been proposed in the West Little River neighborhood of Miami-Dade County.

Investments Specialists Enterprises, managed by Karel and Yeni Guerra, filed a pre-application with county officials for the 2.9-acre site at 2740 N.W. 75th St., plus 7380-7440 N.W. 27th Ave. It currently has 21,422 square feet of warehouses built in the 1950s, but it’s mostly used for truck parking. They would be demolished to make way for the development.

The project would total 66,576 square feet with 104 parking spaces. It would consist of four buildings with 22 small bays of 2,583 square feet each, with warehouse space on the ground floor and offices on the second floor, a 1,750-square-foot retail building, and a separate 8,000-square-foot warehouse building.

“The project will bring much-needed flex warehouse space to an area that has been underutilized for many years, fulfilling an industrial need in Miami-Dade County,” said Ivo Fernandez, principal of Miami-based Modis Architects, which designed the project. “While addressing smaller local businesses, this hybrid retail project will encourage more pedestrian activity as a percentage of its units will be facing 27th Avenue with storefronts.”

Developers file pre-applications to receive feedback from county staff before submitting official applications.

According to the fourth quarter report from Colliers, there was 665,778 square feet of “flex” industrial space in the Central Miami-Dade market, which includes West Little River, and the vacancy rate was 8.1%. The average asking rent was $25.63 a square foot and there was no construction of industrial space in that market.
