Modis Architects fulfilled the role as Master Planners as well as Architects of Record for the redevelopment of this existing 22-acre parcel. We worked in conjunction with Related Urban Development Group (RUDG), Miami-Dade County, and the Miami-Dade County Department of Public Housing and Community Development (PHCD), to study this once derelict and underutilized property to optimize it’s use and evaluate various means of generating capital so that we can help meet the growing demands of mixed income housing within the county while generating enough capital to revitalize some of the existing residential housing units on the site that were to remain.

This revitalized development is located along the river’s edge just North of the Marlins’ Stadium / LoanDepot Park bordered by NW 7th Street and NW 13th Avenue in the heart of Miami, Florida. In the development’s original iteration existed the main Robert King High building which houses 410 residential units, (2) additional buildings (Haley Sofge) that each house 250 residential units, as well as few other buildings that functioned as community centers. We reposited the property by demolishing one of the later buildings as well as those that served as community centers to free up tracts of land for the newly proposed master planned community. This new masterplan called for the addition of approximately 1,850 additional mixed income (public, affordable, workforce, and market rate) housing units elevate the total close to 2,500 units while generating enough capital to renovate the remaining 650 units. The new masterplan also provides a new community center as well as a ground level commercial spaces, athletic parks, child playgrounds, and a new 800 linear foot river front pedestrian promenade that links NW 7th Street to the new development’s river’s edge.

The newly constructed buildings have been designed to be USGBC LEED Certified (or equivalent) and will provide ADA/UFAS accessibility. One such building is the new Martin Fine building that houses 104 residential units that caters to many of the wheelchair bound residents of Miami-Dade County and features an accessible ramp that provides accessible access from the ground level all the way up the building to the seventh floor believed to be the only such building in the United States.

Overall project scope performed by MODIS Architects included the overall master planning, logistics and phasing of development in conjunction with the developer, the county, and the various general contractors on site, acquisition of several site plan approvals, simultaneous production of design development and construction documents of several new residential buildings, coordination of overall site plan including civil engineering and municipal utilities, provided construction administration services, review of payment applications, and the privileged participation in several ribbon cuttings.

With the commencement of the initial master planning of the redevelopment taking place sometime in 2014 and an overall completion of the redevelopment anticipated sometime in 2026, this project has truly become a “LEGACY” project that all parties and participants (including ourselves) are immensely proud to have participated in.
