Related Group plans affordable housing near Miami River

The affordable housing arm of the Related Group wants to build a mixed-income rental building along the Miami River.

Miami’s Urban Development Review Board will consider plans for Paseo Del Rio at 1401 N.W. Seventh St. on May 19. Paseo Del Rio LLC, an affiliate of Miami-based Related Urban Development Group, has leased the property from Miami-Dade County. It’s located in Little Havana, just north of Marlins Park.

Officials from Related couldn’t be reached for comment.

The 7-story Paseo Del Rio would total 329,103 square feet, with 182 apartments and 335 parking spaces. Amenities would include an interior courtyard, a fitness center, and a business center.

Units would range from 445-square-foot studios to 948 square feet with two bedrooms. There would be 27 studios, 148 one-bedroom units and seven two-bedroom units.

Most of the units would be priced for low-income residents. That would help address the shortage of affordable housing in Miami, as rents in the city rise.

The application says Related would seek $50 million in public and private funds for the project, including $6 million from the state and $1.2 million from the National Housing Trust Fund.

Paseo Del Rio was designed by Modis Architects. Attorney Javier F. Avino represents the developer in the application.

The county-owned site currently has four affordable housing buildings. Related broke ground in 2020 on an additional building, the Brisas Del Rio.
